Important conditions governing the potential Maryland homebuyer rebate.
Not a grant. Not a loan. Not a government benefit.
The potential rebate equals 35% of the buyer-agent commission David Kelly actually receives from an eligible completed Maryland transaction, capped at $2,500.
It is not calculated as a percentage of the home’s purchase price.
Eligibility is limited to qualifying first responders, active-duty military members, and veterans purchasing residential real estate in Maryland.
David Kelly must serve as the buyer’s real estate agent under the required written agreement.
The transaction must successfully close and buyer-agent compensation must actually be received. No rebate is earned if the purchase does not close or no qualifying commission is received.
The final amount, timing, and method remain subject to signed agreements, brokerage approval, lender requirements, settlement requirements, applicable law, and the specific transaction.
Lender or settlement rules may limit the amount or permitted use.
Website examples are illustrative only. They are not offers, guarantees, or promises of a specific payment. Final terms must appear in the applicable written agreements and transaction documents.
Prospective clients should review any existing buyer-representation agreement. This program does not encourage anyone to violate obligations owed to another real estate professional.
